Property Tour

I went on a property tour of one of the centers I do the accounting for last week. It is in Palm Springs which is about an hour and a half from where I work. It was alot of fun. The Property Manager took 5 of us. We toured the property then ate at the Cheesecake Factory. Donahue Schriber purchased this property in Jan. 04 and are starting a $4 million renovation. Below are some pictures of the property.

Only in California:

The company wanted to reface the exterior with stucco but the city would not let them change the basic look so they are going to paint the center and tear down all of the trellis and replace it.

This is me with the property manager and his assistant and another property assistant.

This property is a little unusual in that it is a group of separate buidings joined by trellis'.

Most of the tenants are local Mom & Pop shops. They are going to try to get some national tenants like Starbucks etc.

They are also going to replace all of the courtyard furniture and do alot of landscaping.

This property also has an Office Building with 38 office spaces. Only a couple of
the company's centers have an office building. These are pictures of the office building.


This is the view behind the center. It's up against the mountain in a really pretty location.

The company also is starting construction on another shopping center beside this one. I will also do the accounting on it. They haven't started the grading yet. They have to wet down the area very well before they start so no dust will fly. This is very expenseive because they don't have water on the site yet and have to truck it in. I thought this sign was interesting. Citizens are to call in and report if they see dust coming from the construction site. There are 4 numbers given to report the dust. I guess dust is an environmental hazard. Go figure.
